EAGLE ROCK LODGE Rental Policies

Payments:

Payments can be made by check (personal, bank or cashier's) or electronic payment via either PopMoney or Chase Quick Pay. Please contact us if you have any questions about payment options. A deposit of 50% is due at the time of booking. In addition to the advertised rental price a 3% bed tax a 7% lodging/sales tax, a $150 cleaning fee, and a per person fee may be added to large parties/groups with more than six adults and for special functions such as weddings, showers and business off sites, ect.

Policies and rates are subject to change without notice. We reserve the right to charge you for any damages or excessive cleaning required after your stay. We reserve the right to refuse any reservation. A MINIMUM TWO NIGHT STAY DURING REGULAR SEASONS AND THREE NIGHTS DURING HOLIDAY PERIODS AND SUMMER SEASON ARE REQUIRED.

Deposit:

A deposit in the amount of 50% of the rental amount is due at the time of booking.

In addition to the advertised rental price, a 3% bed tax and a 7% lodging/sales tax will also be added.

A per person fee may be added for special functions to large parties/groups with more than six adults       and for special functions such as weddings, showers and business off sites, ect.

Payments maybe made through the mail, with personal check cashier’s/bank check or cash, by cell,       or online, using Chase QuickPay or Venmo.

Your reservation is not confirmed until payment is received and acknowledged.

No personal checks accepted less than 14 days in advance.

The remaining balance of your reservation is due at check-in, but for everyone’s convenience we       request that it be paid and confirmed prior to your arrival.

Cancellations and Refunds:

We understand situations may arise that make travel impossible. You visiting here, enjoying yourself, and spreading the word is our goal. As such, we will make every attempt to refund a deposit. Due to our size, cancellations may affect us significantly. Therefore, we must adhere to the following cancellation policy:

Request for refunds/cancelation received by us more than 30 days prior to arrival date will receive a       full refund minus a $25 administrative/processing fee.

For requests received less than 30 days prior to arrival, we will make every effort to re-rent the lodge,       and if successful, a full refund will be given minus the $25 administrative charge. If we are not       successful in re-renting the lodge, your deposits will be forfeited. This is necessary as we are a small       business and will incur the loss of the full rental income.

Check In & Check Out:

PLEASE BE RESEPECTFUL OF OUR CHECK IN CHECK OUT POLICIES. WHEN ONE GROUP STAYS LATE AND THE NEXT GROUP COMES IN EARLY IT MAKES IT DIFFICULT FOR HOUSEKEEPING TO COMPLETE THEIR JOBS. THIS RULES APPLIES TO YOU AS WELL AS EVERYONE ELSE. PAID GUESTS ONLY PLEASE.

You must be 24 years of age or older to make a reservation.

You may arrive at the lodge any time after 4:00pm.  If owner is not able to greet you and give you a       tour upon arrival, you will be given the combination to the lock box containing the door key.   You       will also be given the specific directions and address of the lodge.

Check out is 11:00 am on departure date.

If you would like an early arrival, please let us know ahead of time and we will do our best to       accommodate you and your guests.

Bedding, towels, kitchen items, remote controls, etc will be inventoried at check in and check out.       You are responsible for any missing items and will be charged a reasonable price for
      their replacement.

You are expected to do a quick clean up throughout the used areas of the lodge prior to departure.

Please wash the dishes, place trash in the proper area and lock the cabin securely before departing.

There will be a broom, mop, and cleaning products located in the lodge.

There will be an additional charge for guests checking out after 11am.

You are expected to adhere to the pet and smoking policies.

In the event of any damages or additional cleaning that we may endure there will be an
       additional charge.

What to Bring and What is Provided:

We will provide bedding, towels, kitchenware & utensils as well as dish soap, toilet paper and trash bags. You are welcome to bring along your favorite pillow or blanket if you choose. You will need to bring your own beach towels and sleeping bags as they are
not provided.

Kitchen is fully equipped with a full size gas stove/oven, microwave, dishwasher, refrigerator (ice trays; no ice maker), coffee maker, and toaster. It also includes plates, bowls, cups, pots, pans, everyday cookware and utensils. There is also a full size refrigerator in the atrium. We encourage you to bring additional kitchenware and bakeware for large parties.

The lodge is equipped with central air conditioning for your comfort during the summer. There is central heat as well as the two gas log fire places for heat during the cool months. The thermostat controller for both A/C and heat is located in the hallway near the great room. Adjust the dial to control the temperature. You will find that it keeps the lodge is very comfortable much of the summer without the use of A/C. When using A/C, please do not set it cooler than 74 degrees or warmer than 70 degrees when using
the heat.

Beds: There are plenty of beds in the lodge: there are 2 bedrooms w/ queen beds, queen bed in the loft, an extended sleeping loft w/ 4 twins and a full bed for your use and there is also a full bed on the lower level.

TVs: There is a large screen TV on both the main and lower levels. Satellite service is provided from Direct TV. Remote controllers should be left where they are easy to find.

DVD: There is a small collection of DVD’s in the Lodge that you are welcome to use during your stay. You are also welcome to bring your own movies.

Washer/Dryer: The Lodge is equipped with a full size washer and dryer that you may use at no additional cost during your stay. Please bring your own laundry detergent, dryer sheets, etc.

Gas Log Fireplace: The fireplace pilot should remain light during the cool months. The fireplaces can to turned on and adjusted using the remote controllers. Always turn the fireplace off at night and when you leave the lodge. NEVER burn anything in the
gas fireplaces!

Trash Disposal: All trash should be separated into the identified burnable and non-burnable trash containers. When you leave, please put all your trash in the covered trash can outside the Lodge. Be sure the lid is securely on the can to keep the wildlife out!

Recycle: Please help us recycle. We have provided a container for your cans. Please place only cans in this container.

No hunting or firing of weapons is allowed at the Lodge or on the property during your stay. For the hunting enthusiast, we do offer separate hunting packages. Contact us for more information.

Lake/Pond Use:  You are welcome to fish from the shores, but the water is off-limits for all other activities.  Swimming is strictly prohibited! 

Personal Safety: Each guest takes full precautions for their own safety. You agree that you shall indemnify and hold Eagle Rock Adventures harmless for any and liability, and or loss resulting from the use of said facilities. You will not assign any of these rights under this agreement express written consent of management. This agreement shall be construed under the law of the State of Ohio. Should any litigation be taken by or against Eagle Rock Adventures over this lease or the use of the lodging lessee will be responsible for any legal fees that might be incurred by the owners. Any other rules or instructions given to or located in my lodging or applied by Eagle Rock Adventures are incorporated herein by reference.
